If you spend any time driving around South Baldwin County right now, you see it everywhere. Dirt pads, framed walls, fresh sod, new rooftops as far as you can see. Our coast is growing, and new construction is leading the way.
I work these streets every day, and I can tell you there has never been more variety for buyers who want something brand new. From starter homes in the low three hundreds in Foley to luxury waterfront in Orange Beach that stretches into the multi million range, there is a lane for just about every budget and lifestyle.

Why so many people are choosing new construction on the coast
Buyers are moving toward new homes here for a few simple reasons.
You get modern floor plans that fit the way people actually live today. Open kitchens, large islands, walk-in showers, bigger primary closets, smart home features and covered outdoor living areas are now the norm instead of the exception.
Insurance and maintenance are a big deal this close to the Gulf. Many of the newer communities are built to more current building standards, which can help with peace of mind during storm season. Systems are new, roofs are new and for the first few years you usually have builder warranties in place, which reduces surprise expenses.
Finally, the locations have improved. It used to be that new construction meant you were way out on the edge of town. Now you see well planned communities tucked near schools, sports complexes, boat launches, OWA, golf and the beaches.
Where you will find the most new construction
Foley
Foley has been one of the fastest growing pockets in South Baldwin. You will see a lot of the larger national production builders here along with a solid mix of regional and local builders. This is usually where we find the best value in the low three hundreds up through the four and low five hundred range. It is a great spot if you want new construction and still need to stay inside a monthly budget that feels comfortable.

Elberta and Lillian
Head east and the feel changes. Elberta and Lillian are attractive for buyers who want a little more elbow room, often on slightly larger lots, and still want to be close to Pensacola, the beaches and the back bays. You see a mix of production homes, smaller boutique builders and custom homes on individual lots. It is a good place for someone who wants a quieter setting and does not mind a short drive to shopping and dining.

Gulf Shores
In Gulf Shores, new construction splits into two main tracks. You have more traditional neighborhoods north of the Intracoastal where buyers look for primary homes near schools and sports. Then you have coastal style cottages, canal homes, and vacation friendly properties closer to the beach that can double as personal use and short term rental opportunities.
Price points range from the high three hundreds for inland homes to well into the luxury range once you get closer to the water.

Orange Beach
Orange Beach leans heavily into lifestyle. New product here often means upscale finishes, boat slips, water or canal access, and resort style amenities. Pricing stretches from the upper tier of the primary home market all the way to multi million dollar custom homes and luxury condos. This market works well for buyers who want the full coastal lifestyle with boating, fishing and dining all nearby.

Understanding the different types of builders
One question I get a lot is whether there is a real difference between the big name national builders and the smaller local builders. The short answer is yes, and you do not have to choose only one lane. You just need to know what you value most.
Large production builders
Think of names like DR Horton, Lennar, Meritage, Maronda and Adams. These companies build at scale. The advantages are usually more inventory, attractive incentives, and the ability to get into a brand new home at a price that can be hard to match. Floor plans are tested, options are streamlined and the process can move quickly.
The tradeoff is that most things are already decided. Floor plans, color packages and lot choices are limited, and there is not much room for customization.
Middle tier and regional builders
These are the builders who may do a few neighborhoods around South Baldwin and also build on scattered lots. They usually offer a bit more flexibility in design and finish choices. You might see upgraded trim, better cabinet packages or small tweaks to floor plans that respond to how local families actually live.
For many buyers, this middle lane creates a sweet spot where you still get value and inventory, but the homes feel more unique.
Custom and top end builders
On the high side of the market, especially in Gulf Shores and Orange Beach, you find true custom builders. These are the folks designing once in a lifetime houses on the water, golf course properties, and showcase homes with high end finishes, outdoor kitchens and pools.
If you are in the upper price ranges and want something that feels like it was built just for you, this is where we spend most of our time. The process is more hands on and the timeline is longer, but the end result can be special.
Price ranges and what you can expect
Low 300s to low 400s In this range we are typically looking in Foley and some parts of Elberta and Lillian. Expect three or four bedroom homes, open living areas and simpler finish packages. These homes can still feel fresh and modern, and they usually work well for first time buyers, families and anyone focused on monthly payment.
Mid range move up homes From the mid fours into the sixes, we start to see larger square footage, three car garages, upgraded kitchens and nicer trim packages. This is often where repeat buyers land when they want a little more space, a better lot or a specific school zone.
Luxury and coastal lifestyle
Once you climb into the upper ranges and into the multi million market, you have your choice of waterfront, canal front, golf communities and resort style condos. At this level, the focus is less on squeezing out every dollar of value and more on finding the right setting, view and long term lifestyle.

Walking a buyer through new construction is different from selling an existing home. You are not just choosing between houses. You are choosing between builders, floor plans, neighborhoods, lot positions, HOA rules and sometimes even future phases that are still on paper.
